Spring is in the air – and that typically means spring-cleaning and maintenance is needed for rental properties. Places4Students.com has compiled a list of recommended things to check this spring to ensure your rental property stays in the best shape it can be!

Inspect:

Walk around the property and inspect areas that could have been damaged during the previous year, such as:

• Gutters and downspouts
• Windows and sills
• HVAC systems – if tenants are replacing the filters, send them a reminder
• Roof
• Kitchen and bathroom ventilation systems
• Dryer vents
• Fireplace chimneys
• Outdoor electrical and solar lights

Repair:

After inspecting the property, determine things that need to be repaired, such as:

• Disconnected gutters or downspouts that leak
• Windows that leak or screens that have rips
• Damaged or missing shingles on the roof that should be addressed before leaking occurs
• Cracked or damaged sidewalk, driveway, front porch, back patio, etc.
• Fences that are no longer secured in the ground or need repair
• Clogged gutters or ventilation systems
• Replace light bulbs if needed

Boost Curb Appeal:

• Prune trees and vegetation
• Clean up garden beds and plant flowers
• Put down new mulch
• Clean up dead leaves and winter debris from the lawn
• Mow and edge the lawn

Bonus Tip: This is a great time to drop off a small gift basket to your tenants. Include a few gardening tools, gloves and flowers to encourage them to get into the spring spirit and also maintain the property during the entire summer season!
