With most student tenants heading home for the holiday season in December, it’s a great time for landlords to take stock of their rental properties and perform maintenance tasks while the units are vacant. Landlords can also do safety checks to determine any potential problems, so students can feel safe when returning to the rental.

Below are a few ideas for property managers to consider.

Check:

• Smoke and carbon monoxide detectors
• Filters in kitchen and bathroom fans
• HVAC systems
• Light bulbs
• Appliances
• Plumbing

Maintain:

• Perform any maintenance items required
• Take note of any updates or renovations that may need to be done
• Prepare lawn and outdoor areas for the winter

Clean:

• Perform a deep cleaning of the unit, carpet shampooing, etc.
• Wash outside windows, if needed
• Refill sanitization stations and cleaning supplies

Be sure to communicate with tenants about the maintenance plans and access to their unit while away for the holidays.
