LISTING REQUIREMENTS:

  1. Security Deposits:
    1. Security deposit not to exceed 2 month’s rent for unfurnished units, and not to exceed 3 month’s rent for furnished units. California Civil Code 1950.5 Law section
       
  2. Non-Refundable Fees:
    1. No non-refundable cleaning fees allowed per California Civil Code 1950.5 Law section
    2. Application fees not to exceed $52.46 per CA Civil Code 1950.6 Law section
       
  3. Smoke Alarms/CO2 Alarms:
    1. Smoke/CO2 alarm required by law: Cal. Health & Safety Code § 13113.7 Law section and 2010 California Code :: Health and Safety Code :: Chapter 8. Carbon Monoxide Poisoning Prevention Act Of 2010. Homes that are constructed after 1992 are required by California law to have hardwired smoke detectors, while those built prior to 1992 can have battery-operated units.

  4. Vouchers - Section 8:
    1. On October 8, 2019, Gavin Newsom signed a law, SB 329 to prohibit landlords from discriminating against tenants who use housing vouchers to pay their rent (read more here). Listings cannot state that vouchers are not accepted. 
       
  5. No Discriminatory Language:
    1. No discriminatory language is allowed in listings, including “Professional”, “single”, “safe” or “secure”, “grad student”, “year in school”, a person’s race, color, religion, sex (including pregnancy, childbirth or medical conditions related to them, as well as gender and perception of gender), sexual orientation, marital status, national origin, ancestry, familial status, source of income, disability, medical condition, or age), as well as any other discriminatory terms.
    2. No preferential language is allowed in listings about what type of UCSC affiliate may apply (no statements about “Faculty only”, etc.)

  6. Listing Restrictions:
    1. Bedrooms cannot be listed in other spaces such as a living room, dining room, walk-in closet, garage, RV, etc.
    2. Short-term listings that are less than an academic term or summer session will not be allowed.
