Places4Students Inc. is committed to a policy of non-discrimination and the achievement of equal housing opportunity. A College, University or School does not investigate, endorse, or guarantee the accuracy of any listing, referral, the quality of facility listed, or the listed individuals, companies, or firms. The College, University or School does not investigate, endorse or guarantee suitability of those users responding to the listings. Users of this service communicate and contract with each other individually and at their own risk. The Board, officers, agents and employees of each College, University or School shall not be liable for any actions occurring as a result of any arrangements made between users of this service, or for any errors or omissions made in compilation or print of the listings.
You and Place4Students Inc. are independent contractors, and no agency, partnership, joint venture, employee-employer or franchiser-franchisee relationship is intended or created by this Agreement. Places4Students Inc. provides our Site and services "ON AN AS IS BASIS" and without any warranty or condition, express, implied or statutory. Places4Students Inc. specifically disclaims any implied warranties of the title, merchantability, fitness for a particular purpose and non-infringement.
Places4Students Inc. does not inspect or control the content of any third party URL listed on this Site. Places4Students Inc. cannot and does not guarantee or warrant that files available for downloading through any particular website or third party URL listed will be free of infection or viruses, worms, Trojan horses or other code that may contain contaminating or destructive properties.
INTERNET SCAMS & FRAUD WARNING:
Students using our website have found it to be a safe and convenient way to search for off-campus housing accommodations. Landlords pay to advertise their listings on Places4Students.com, so fraud or scam attempts are extremely rare.
However, we occasionally hear about scams and fraud attempts on the Internet. Here are a few potential situations to be cautious of and avoid:
The landlord is out-of-country and unable to show the property personally. A security deposit or first month's rent is requested first, before the student can 'view' the property.
The landlord asks a student to 'wire' money.
The landlord states an 'agency' will show the property and deliver the keys. If the property is privately owned and not operated by a property management company, confirm that the agent represents a reputable leasing company first.
If you suspect that you have been targeted by a rental scam, report it to your local law enforcement agency immediately.
TIPS FOR AVOIDING INTERNET SCAMS & FRAUD:
When in doubt, check it out! Nearly all scammers we have encountered operate out of foreign countries, claiming to be landlords that are temporarily living outside of North America. Their emails are often full of grammatical and spelling errors and they request a deposit before the potential tenant has had a chance to preview the rental property.
Never wire funds (using Western Union or any other carrier) to anyone claiming to be a landlord currently living in a foreign country.
Never give out personal financial information (checking account number, SSN, etc).
Trust your instincts. If something seems strange, or you don't feel completely comfortable with a landlord, do not rent from him/her and discontinue further correspondence.
Be cautious when detailed information, personal photos or property pictures, etc. are provided without requesting it, as this is typical scammer behavior.
